Del Webb is developing a new retirement community in the Charleston area at Cane Bay Plantation. Information on their web site indicates that the one story homes will be between 1,103 sqft. and 2,597+ sqft. with 2-3 bedrooms. As of July 2,2007 pricing ranged from $179,900 for a 2 bedroom, 2 bath home of 1,103 sqft. to $389,990 for a 3 bedroom 3 1/2 bath home of 2,597 sqft.
According to Del Webb material, there will be a gate house to assist in traffic control and monitoring guest's entry. The gate house will be monitored by security eight hours a day during daylight hours. A 20,000 square foot amenity center is planned which will include an indoor pool and spa, firness center, arts and crafts room, lounge area, kitchen and men's and ladies locker rooms. Outdoor amenities will include an outdoor pool and spa, tennis, bocce and pickleball courts, a fire pit and miles of recreation trails. The amenities are expected to be completed by the Fall of 2008.
The community is restricted to residents with one household member of 55 years or older. 7% of the housing units can be occupied can be occupied by residents between the ages of 50-55.
Monthly HOA fees are $199 in addition to a yearly HOA fee of $100. No above-ground fenses are allowed as the HOA maintains the lawns. Below-ground electric fenses are allowed with ARC approval. A homeowner may have up to 3 household pets. No gardens are allowed although additional landscaping may be allowed with ARC approval. Golf carts are welcomed. Children and grandchildren under the age of 19 may stay in a home for up to 90 days in a consecutive 12 month period. Anyone over the age of 19 may be a full time resident, provided one household resident is 55 years or older.
Home to sell contingencies are not allowed and a $5000 earnest money deposit is required at the signing of a contract. South Carolina allows a $50,000 homestead exemption on the fair market value of a home for residents who are 65 years or older, totally and permanently disabled or legally blind. Annual property taxes, if the home is used as a primary residence is set at 4% and are calulated at approximately 1% of the assessment. ie taxes on a home assessed at $200,000 would be approximatley $1908 a year.
Trident Medical Center and Summerville Medical Center are approximately 15 minutes from Del Webb. The Charleson International Airport is approximate 30 minutes away. It is anticipated that this Del Webb community will be completed in three to four years.
If you are considering retiring to the Charleston area, this new Del Webb community might be an excellent option for you. At the same time, there are other non age restricted communities in the Charleston area that may also be a good option. I will be glad to identify some good Charleston community options, to include the new Del Webb community.
