Ellington Woods has one and two story condos and townhomes which were generally priced in the $135,000 to $160,000 range as of May 2010 and having between 1450 and 1700 sqft. of living space. In 2010 one unit sold for $135,000. Monthly regime fees vary to some degree but are about $200 a month which includes insurance, exterior maintenance and pest control. All sales are pre-owned units. These units had been priced quite low due to the most likely requirement that the purchase be by cash rather than financing due to a previously filed law suit pending against the developer alleging construction defects. In early 2011 the law suit was settled by way of mediation with the home owners associations receiving substantial funds to correct the alleged deficiencies. In March of 2001, a unit closed in the 140's and two other units went under contract whick had been listed in the $149,000 to $160,000 price range. Contact Joe for additional information on the results of the settlement and how it might affect future pricing and sales of Ellington Woods condos or get an update on Joe's new blog.
